Maintainability/Lifecycle Cost Review
The maintainability review is a systematic evaluation of design drawings, manuals and specifications by independent professionals who are knowledgeable about operations, maintenance issues and lifecycle costing. It is carried out when the design is 30% to 60% complete and should involve future facility operations and maintenance staff.
Maintainability reviews ensure that the facility will be durable and efficiently maintained and operated. The result is that initial capital costs are balanced with ongoing maintenance costs. In the absence of such a review, facilities have durability, maintenance and operational problems, and unbudgeted operation and maintenance costs – all of them avoidable with foresight and a focused review during design.

This includes the option of LEED™ (Leadership in Energy and Environmental Design), a high-performance rating system developed by the U.S. Green Buildings Council for commercial and high-rise residential buildings. LEED™ is a practical, integrated approach that evaluates and recognizes performance in accepted green design categories.
