Located in Halifax, Nova Scotia, the IWK Health Centre provides quality care to children, youth, women and families in the three Maritime provinces and beyond. As a Maritime resource, the Health Centre is dedicated to developing and formalizing a network of individuals, groups and organizations interested in and responsive to the health needs of Maritimers. The IWK is affiliated with Dalhousie University and serves as a primary clinical resource for pediatric and obstetric teaching of a broad range of health professions including medicine, nursing, other allied health services and child life.
MHPM conducted a financial review and comparative “lease versus build/own” facility scenario for several departmental programs and services delivered by the IWK. The review included a cash flow analysis over 10- and 20-year periods and compared the outcomes of the analysis with the estimated costs of developing a 68,000 square foot building. In addition, MHPM provided a recommendation as to whether, in its opinion, this project initiative warranted further investigation.
MHPM considered all costs related to long-term leases in comparison to the capital investment and long-term maintenance of an owned asset. The space consolidation analysis provided a preliminary informed scope of work to support a potential funding campaign, additional program design and, most importantly, provided the foundation of a communication plan with all stakeholders.
